Okay, but about the flatpacked furniture, here's an example of how ridiculous it is.
Building a mahogany table requires six mahogany planks. Assuming you buy all the planks off the Grand Exchange, it would cost you 14,160 coins. If you don't buy them off of the Grand Exchange, you have to find one of the extremely rare mahogany trees, one of which, for example, is located in the middle of a forest filled with extremely annoying poisonous snakes. The trees usually take about two minutes to chop down and yield about four logs. Then you have to walk all the way to a sawmill and pay an exorbitant price to get the mahogany logs converted into planks.
A flatpacked mahogany table costs 440 coins and can be made instantly.
The reason for this is that there is no way to train the Construction skill other than building a lot of furniture, and because you can only hold so much furniture in a player-owned house, you have to make flatpacked furniture. The market for is swamped with flatpacks, and nobody wants to buy them because they don't give Construction experience.
